This Isn’t Something We Used to Worry About… AI is Changing Real Estate Fraud
Every now and then, something comes up in conversations with attorneys or industry partners that makes me think, “This is worth sharing.”
They’ve been seeing more cases of fraudulent activity related to property ownership — people trying to transfer ownership using forged documents.
And just when we think it can’t get more concerning… there’s now a new layer to this: AI is making these scams more sophisticated.
What Does That Actually Mean?
In simple terms, scammers are getting better at looking “real.”
They can now:
- create very convincing emails
- generate fake documents
- even impersonate people using voice or video
In some cases, they’ve tried to pose as property owners to sell homes they don’t actually own.
It sounds extreme… but it’s happening more often than we realize.
Who Do They Usually Target?
Typically, properties where there’s less day-to-day visibility:
- vacant homes or lots
- rental or investment properties
- second homes
- properties with a lot of equity
Not because those owners did anything wrong — just because it’s easier for fraud to go unnoticed.
A Quick Reminder: What Is Title Fraud?
It’s when someone tries to transfer ownership of your property without your knowledge.
Once that happens, they may try to:
- sell the property
- take out a loan against it
- or access the equity
And because property records are public, that information is unfortunately accessible.
What Can You Do?
The good news is — protecting yourself doesn’t have to be complicated.
Set Up Alerts (This is the easiest step)
If you own property in Fulton County, you can sign up here.
For other Georgia counties, you can file here.
You’ll get notified if anything is recorded under your name or property.
Pause Before Responding:
If you ever receive something unexpected about your property:
- an email
- a notice
- a request for information
Take a moment to verify before responding.
Trust Your Instincts:
If something feels off, it probably is. And it’s always okay to ask.
Bottom Line
Your home is one of your biggest investments.
The way fraud happens may be evolving… but staying informed and taking a few simple steps can go a long way.
If you ever get something you’re unsure about, or just want a second opinion, I’m always here.
Even if it’s just a quick question. No pressure. Just clarity.
