I’m still surprised by how many people who purchased their primary residence in the past couple of years never filed for their Homestead Exemption — which means they may be paying more property tax than necessary.
What Is a Homestead Exemption?
A Homestead Exemption reduces the taxable value of your primary residence, which can lower your annual property tax bill.
It applies only to owner-occupied homes — not rental or investment properties. The best part? Filing is free.
Important Deadline
For most counties in Georgia, the deadline to apply for the 2026 Homestead Exemption is April 1.
If you purchased your home in 2025 and it is your primary residence, this is the time to file.
A Special Note for Fulton County Homeowners 65+
Fulton County voters recently approved new senior homestead exemptions, including a Senior School Tax Exemption.
If you are 65 or older, it’s worth checking whether you qualify and making sure the required documentation has been submitted.

When reviewing refinance opportunities for past clients, I’m often surprised to see the homestead exemption was never filed — sometimes even two years after the purchase.
It’s a simple step that can make a meaningful difference in your annual property tax bill.
