It’s a Buyer’s Market
I mean, at least from where I’m sitting, it is. Sure, rates are inflated right now due to the conflict in Iran, but here’s what I see:
- Bunch of inventory
- Seller paid closing costs on most of my contracts
- Repairs being made
If you’re one of these “I’m going to wait” buyers…Beluga… here we are. You’ve got the pick of the litter when it comes to houses, and with many MANY options
What About You, Sellers?
Get that house ready to rock, because gone are the days of “That’s someone else’s problem.” I’ve seen houses that are multiple best offers and above the list value. I’ve seen others that have sat and sat and sat. Not because of the neighborhood or anything like that
Why? Those suckers are move-in ready to roll. The sellers listened to their listing agent and did what was necessary. Paid attention to where their sales price needed to be and what hot pink walls needed to be painted.

Less Boring Mortgage News
As I found myself without snacks on a bike ride this weekend, I noticed the average for the 30-year fixed rate flattened out in the high 6% range.
