Protect Your Home (and Title!) from Fraud
At a recent industry event, one of the closing attorneys mentioned something that caught my attention — and it’s something every homeowner should know. They’ve seen a noticeable increase in fraudulent title activity—people trying to illegally transfer property ownership to themselves, often through forged deeds.
These cases are especially common with vacant homes or investment properties, where communication happens only by email and no one meets the “seller” in person.
These scams are becoming sophisticated, and the fallout can be devastating. So, let’s use this as a quick reminder for both new homeowners and long-time owners to stay protected.
Title Fraud—What’s Happening and Why It Matters?
Title fraud happens when someone forges your name on property documents to transfer ownership without your knowledge or consent. Once recorded, they can even try to take out loans or sell the property. Unfortunately, property records are public, so scammers can target homeowners using that information.
How to Protect Yourself:
- If you own property in Fulton County, you can sign up for R.E.A.A.C.T. (Real Estate Activity Alert and Contact Tool):

Once you register your parcel ID, you’ll receive email alerts any time a filing is made for your property — so you can take action right away if something looks off.
- For all other Georgia counties, use FANS (Filing Activity Notification System):

This free system sends text or email alerts whenever a filing is recorded in your name or for your property. If you get a suspicious notice, contact the County Clerk’s Office or local law enforcement right away.
Bonus Tip: Don’t Forget Your Homestead Exemption!
While we’re talking about protecting your home—let’s also talk about maximizing your benefits. If you purchased a primary residence in 2024 or 2025, make sure you’ve applied for your Homestead Exemption. You might be surprised to know how many homeowners haven’t applied yet—more than half of the borrowers whose refinance options I recently reviewed! This simple step can significantly reduce your property taxes, but I’ve noticed that many recent homeowners still haven’t done it.
Applications are typically due by April 1 each year—but check with your county for exact deadlines.
